2009-2010 Stimulus package approves home improvement tax credits!

If your doing energy efficient home improvements or remodeling this year, you should get excited! Recent Federal Legislation in the form of American Recovery and Reinvestment Act of 2009 has established some serious tax credits that all homeowners should be aware of!

These tax laws have been passed that provide significant credits for energy efficient home improvements, trying to create an incentive to conserve daily energy in all American’s homes.

What is included in the tax credit?

This credit expires December 31 , 2010, while it must be an existing home and your personal residence. New construction and rentals do not qualify.They get up to 30% of the cost with a maximum total of $1500 credit:

- Windows and Doors

- Insulation

- Roofing

- HVAC

- Non Solar Water Heaters

- Biomass Stoves

The following items are directed towards existing homes and new construction, with both principal residences and second homes qualifying (however no rentals). Tax credits are given through December 31, 2016 and you’ll get up to 30% of the cost with no upper limit::

- Geothermal Heat Pumps

- Solar Panels

- Solar Water Heaters

- Small Wind Energy Systems

The tax credit for Fuel Cells expires December 31, 2010 and includes 30% of the cost, up to $500 per .5 kW of power capacity. Existing homes and new construction qualify, while it still must be your principal residence, with rentals and second homes not qualifying.

Is it time for a new roof?

With the harsh winter we have had here in Maryland in the past few months, a roof inspection isn’t such a bad idea. Snow, rain and ice take their toll on roofs, making them ware down much quicker than their normal day-to-day existence.

So what exactly does a roof inspection consist of? When inspecting your roof, if you notice missing, curling, buckling shingles or an abundance of granules in the gutters it may be time to consider replacing your roof. Worn flashing around chimneys’ or worn gaskets around soil pipes are a sign that a repair of those areas may be necessary to avoid a leak before it occurs.

But how will you know if it’s really time to replace your roof? A typical original roof   lasts between 15 and 25 years depending on several factors.   Research indicates that the aging process for a roof begins soon after the shingles are installed and progresses rapidly during the initial curing phase of its life cycle. During this stage, granule loss may occur, small blisters may develop, or the shingles may curl slightly at their edges. The good news however, is that after this curling stage, the shingles enter a long period of slow aging, which lasts for the major portion of the shingle’s natural life.
