Last week, we provided several of the Outward Signs You Need a New Roof. This week, we are going to examine the interior signs of a roofing problem. Remember, if you catch small roofing concerns soon enough, you may be able to have them fixed before they become major problems, requiring a completely new roof.
Interior Warning Signs of a Roofing Problem
Sagging Decking Between Rafters: If this is the case, the decking will also need to be replaced when a new roof is installed.
Light Shining Through the Roof: If light is making its way through your roof, what else is finding its way into your attic? Rain (which could lead to mold and mildew), debris, and pests?
Leaking: Well, leaking is a sure sign of a potentially serious roofing problem. Even if you do not see moisture, look for signs of a leak, such as dark spots in the wood around vents, chimneys, and other holes to the roof.
Are Dark Spots Signs of Old or New Problems: There is an easy way to find out…if the spot is still wet, or if it is soft (test with a screwdriver), the spot is a current problem. If the spot is dry and hard, it is most likely an old problem that has been fixed.

Your entire home acts as a single heating and cooling system. Each component affects the next, from your HVAC system and ductwork to your home’s envelope (windows, doors, and floors) and even insulation. If even one area of your home is not doing its job properly, the whole system suffers. And when the whole system suffers, you pay more every month on your energy bills.
So if you feel your home may not be as energy efficient as it could be, you have several options. You can pay to have your HVAC system serviced, you can have your windows replaced, you can have your ductwork insulated, or you can insulate your attic. And while the other home improvement projects can be quite costly, addressing your attic insulation can be a nice cost-effective alternative.
Attic insulation is designed to keep your home warm and cozy in the winter and nice and cool in the summer. If your attic insulation levels are low, your HVAC system will have to work twice as hard to keep your home at a comfortable temperature. And guess what? That will cost you some money!
So what should you do?
For starters, perform a visual inspection of your attic insulation. Look across the span of the attic. If you cannot see your floor joists and your insulation is evenly distributed throughout the attic, you probably have enough insulation. Adding more would just be a waste of money. But if your insulation level is just below your floor joists, you should add more.

In fact, ENERGY STAR estimates that properly insulating your attic could save you up to 20% on your heating and cooling costs. The recommended insulation level for most attics is R-38 (or about 12–15 inches, depending on the insulation type). In the coldest climates, insulating up to R-49 is recommended.

Yes, you read that title correctly. After all, low maintenance does not mean no maintenance. This is especially true during winter – that time of the year when decks are most vulnerable. Fortunately, composite decks require less maintenance and hold up in inclimate weather better than traditional wood decking (with the right maintenance).
Take a look at these composite decking maintenance tips:
- Most decking professionals do not recommend using a power washer on your low maintenance deck. However, if you do, use a fan tip nozzle and spray in the direction of the brush/grain pattern. Be sure to use proper safety precautions, including the recommended maximum pressure of 1500 psi.
- While rare, if mildew or mold appear on your composite deck, deal with the problem as soon as possible. In most cases, you can rid yourself of mildew with a sponge and a simple solution of liquid dish soap and water. Maintaining a clean, dry surface at all times is the best method to combat mildew.
- If it snows, leave the snow shovel inside. Instead, grab a broom and get to sweeping. Shovels can gouge and damage your composite deck surface.
- Also, be careful if you decide to use a deicer or salt. These products can damage your deck. Be sure to rinse deicers and salt away as soon as the weather warms up.

Your wood deck is extremely vulnerable to the elements, especially during winter. Rain, ultraviolet light, dew, frost, freezing temperatures, ice, and snow can all wreak havoc on an unprotected deck, jeopardizing both its longevity and appearance. This is why it is so important to stain and seal your deck before winter sets in.
Preparing the Deck: It doesn’t matter if you are staining an old or new wood deck, first you must inspect the surface for cleanliness and make sure it is free from mildew, stains, dirt, and other contaminants.
Selecting the Stain: Be sure to choose a product that is both a stain and a sealer. This will significantly cut down on your work, providing both beauty and a water-repellent finish all in one application. Though more applications may be necessary to achieve your desired look.
Applying the Stain: First, check the weather forecast. Have you heard the saying “don’t rain on my parade?” Well, rain on your deck-staining project is probably worse. So be sure the weatherman is calling for clear skies.
Then, before you get to work, test a patch of wood to make sure you like the color stain you have chosen.
Deck Maintenance: Clear finishes require reapplication every six months to a year, while pigmented finishes and stains require reapplication every two to four years.
